In November 2021, CMLC announced the sale of parcel M1 to Alston Properties – our first land deal with the Winnipeg-based developer. Known for bringing creative and unique developments to urban settings throughout Western Canada, Alston will be transforming one of downtown’s last remaining riverfront parcels into a six-storey mixed-use building.
The EV606 project aligns with CMLC’s master-plan that incorporates ‘active edges’ at the street level, where the development will build on the area’s physical features, community amenities and pedestrian flow. The building’s design will also incorporate heritage elements to ensure visual continuity with the Simmons building next door.
Alston’s extensive experience working with stakeholders to create community-specific buildings that complement unique neighbourhoods—as in Winnipeg’s Exchange District, a National Historic Site—makes the company a natural fit for East Village.
The EV606 project broke ground in June 2023 with leasing to begin in late 2025.
Located at the intersection of Riverfront Avenue and Confluence Way, the premier lot is being envisioned as an exciting and energetic development dubbed EV606. Totalling 53,000 sq ft, EV606 will add 44 residential rental units over its upper five storeys and 9,300 sq ft of street-level retail space to this lively section of East Village riverfront.
