Six-storey mixed-use building will add 44 residential units to the community’s growing pipeline of development projects

As steward of the East Village Master Plan, Calgary Municipal Land Corporation (CMLC) is pleased to mark the groundbreaking of Alston Properties’ new residential project, EV606 in East Village. The 53,000 sq. ft., six-storey mixed-use residential building will add 44 residential units and 9,300 sq. ft. of street-level retail to the premiere riverfront parcel, which neighbours the historic Simmons building, representing an approximate private investment value of $18M to the community.

“Alston Properties has extensive experience creating developments that complement unique neighbourhoods, which makes them a natural fit for East Village,” said Kate Thompson, President and CEO of CMLC. “We’re thrilled to welcome Alston to the community and to see them transform this small but strategic riverfront parcel into a vibrant residential and retail hub that is well-aligned with the vision established in the East Village Master Plan.”

Alston Properties is a privately-owned, family real estate investment firm that develops and manages a range of high-quality assets in Calgary, Winnipeg and Victoria. While EV606 will be Alston’s first new development in Calgary, Alston manages several other residential buildings around the city.

“We were drawn to East Village for its vibrancy, amenities and proximity to the Bow River, and we’re excited to add to the energy of this incredible neighbourhood” said Bryce Alston, Director of Alston Properties. “It was important for us to develop a property that considers the surroundings and complements the existing historic properties, community amenities and natural beauty of the community.”

The distinctively stepped building prioritizes active edges, the Bow River and the pedestrian experience with a setback ground floor that allows for wide walkways and covered patios.

With leasing to begin in late 2025, residents of the building will enjoy a common amenity rooftop terrace that will overlook the Bow River and Jack & Jean Leslie RiverWalk, which will connect residents and visitors to 700 kms of city pathways.

EV606 adds to a growing pipeline of development projects launching in East Village in the coming years, and demonstrates continued interest from private developers in East Village. There are 300 new residential units already under construction at BOSA Development’s second Arris tower, and CMLC announced two new development projects in 2022, including Minto Communities’ residential riverfront property and ONE Properties’ two mixed-use towers that will complete Q Block.
